One of the dog-friendly Holiday Lets which can be booked through the East Ruston Cottages group: https://www.eastrustoncottages.co.uk/accommodation/the-farmhouse-east-ruston/ The Farmhouse has four bedrooms which can sleep 8 persons. Two of the bedrooms have an en-suite and the other two share a family bathroom. The property has three upstairs toilets and one downstairs. There are also two games room. One has a full-size pool table, dart board, Connect 4 and many card and board games. The other has a full-size table tennis table, table football and roulette table as well as an electronic organ. This games room leads off the lounge and through the Snug which has a Chess/Draughts table. No wandering outside and braving the weather to get to a games room! A library is a quiet place and has lots of books including paperbacks which you can swap with your own. The main lounge is very spacious with a large TV [there is a full-fibre internet connection] with room for dog cages [which can be supplied free of charge]. The dining room has a large table that seats eight and a smaller TV. The back conservatory serves as a 'doggie lounge' and stores the dog agility equipment as well as doggie toys. The large kitchen has a fridge/freezer, dish-washer, tumble dryer, washing machine, microwave, toaster and large cooker. Outside there is a large secure garden with a 6ft close-boarded fence and wall. A patio has outdoor seating and a charcoal bar-b-q. This has a small picket fence for keeping doggies safe from the hot bar-b-q. The Dog Hoops are stored here as well. Outside the conservatory is another patio area with seating.There is also our famous enclosed warm dog shower! There is off road secure car parking in front of the house for 4 to 6 cars. On this side is another patio area with enclosed seating. A booklet details all the dog walks from the house. These are usually quiet and you are unlikely to encounter other walkers. The beach at Happisburgh is within walking distance or a short car ride as are the local dog-friendly cafe and pub/eateries. Most of the major Supermarkets will deliver groceries. Our guests consistently give us 5 star reviews and many visit us repeatedly - some up to 3 times a year.

All Justin (Dad) wanted for his 60th birthday was to spend quality time with our kids, their partners, and the dogs—just making memories together.
Three out of our four rescue dogs joined us (they’re family, after all!). Each comes with their own triggers, but none are aggressive—just a bit noisy at times.
From the moment we arrived, the warm welcome from Tim and Trisha immediately put us at ease and set the tone for a relaxing stay at The Farmhouse.
All of our dogs have very different backstories. ReKa is a crossbreed from North Macedonia (possibly an Illyrian Shepherd). Bob is our little old man with a huge personality. And DeeDee was taken on by our daughter Charlotte, who hand-reared her after she was abandoned before her eyes and ears had even opened—around the time of the XL Bully regulation changes. Charlotte took full responsibility for her care and educated herself so thoroughly that she’s now the XL Bully lead at the veterinary hospital where she works (apologies for the proud parent moment!).
The Farmhouse itself is fantastic—four large bedrooms and three bathrooms. As a family, we spent most of our time gathered around the pool, sitting at the kitchen table, or playing darts together.
We didn’t really make use of the additional playroom with roulette, table football, and table tennis, or the snug—but it’s great to have those options.
The heart of the home is definitely the kitchen/dining area. It’s very well equipped and opens via a charming stable door into the conservatory, which then leads out to the beautiful garden. The garden is fully secure, with 6-foot fencing (perfect for an XL Bully), and a back gate that locks from the inside. There’s also a second smaller gate and a fully enclosed front driveway. The front fencing is lower (around 4 feet), so a muzzle would be needed there for an XL Bully, but our other two dogs were completely secure with no risk of escape.
The garden is brilliantly set up for dogs too, with a dog shower, agility equipment, poop bags, and more.
Tim and Trisha have truly gone above and beyond, thinking of everything to make your stay as easy and comfortable as possible—first aid kits for both humans and dogs, helpful information on dog-friendly places, dog tags with The Farmhouse address, and even “give me space” bandanas available to borrow.
We would all highly recommend The Farmhouse.
Need to add the fabulous snacks and nibbles for both humans and dogs and the all essential pint of milk.

Fantastic house and an even better owner. Loads to do in the house with the games room. The dogs loved running around the garden together. While staying we had a quite bad medical emergency and Tim the owner made a very stressful time so much easier. Can’t thank him enough and I hope he wins the award because it couldn’t go to a better person
