From our seaside chalet, lodge and statics, through barn conversions, small and large, cottages in the countryside and by the sea and on to our big family houses and those right on the Norfolk Broads, we have something for everyone and for all your dogs too! Sleeping 2 to 10. All of them have properly enclosed outside areas, dogs are allowed on the sofas and all around the house, no silly rules, dog bowls provided, crates, stair gates, spare leads, beds, dog buggies and so much more… and a genuine welcome.
We don't charge for dogs EVER, many of our properties are happy with UNLIMITED (yes, unlimited!) dogs and the others are very happy with 4 and more! But please don't think they are 'dog-eared' - far from it, they are loved and looked after and many are home from home for their owners - some are properly luxurious, others are more basic but still very dog welcoming.
All our properties are in rural and coastal Norfolk, the quiet coastal bit between Cromer and Great Yarmouth, just on the edge of the Norfolk Broads too. Miles and miles of sandy beaches to run on all year round. Plenty of dog friendly pubs and cafes to visit. Take a boat out, with your dogs, on the wonderful Norfolk Broads. We have a discount arrangement too with an electric boat hire company and our own ERC boat coming soon (2025).
You can come for a week or for a short break. Relax in our lovely houses or go out every day to explore the wonderful, dog friendly Norfolk coast and countryside. Always knowing that you and your dogs are very welcome.
And we're not a faceless agency - you will always get one of us - Sue or Georgie, to speak to or email. Both of us have lived here for many years, know all of the houses really well and the area too. I have 2 dogs of my own - a little rescue boy, Marvin and crazy Border Terrier, Mabel! Georgie has lovely big Great Dane, Polly and busy little Spaniel, Penny. I have holidayed all around the UK for years with my dogs and genuinely think that Norfolk is one of THE most dog friendly areas in the country. I hope you can come and find that out too!
We offer so much more to our guests…we can lend you crates if you need them - all sizes, plus high chairs, cots, sofa steps and stair gates if needed and a range of dog buggies - perfect for older dogs to join you on the lovely long Norfolk countryside walks!

We stayed in Dormy, Happisburgh with our sometimes reactive whippet and two teenagers, and he settled here better than he has anywhere else. He took to the bungalow straight away and was soon roaching out on the sofa, which he does constantly at home but has never once done away.
Both gardens are enclosed, which took a lot of pressure off. Parking is off road in the front garden, and the quick path to the beach next door but one makes getting out with a dog very easy.
The bungalow is a good size for two adults and two teenagers. The girls loved having their own TV in their room. The beds and sofas are really comfortable, the table was perfect for us, the wifi was good, the kitchen was well stocked and the welcome pack was fab.
The french doors are at the front of the property, so our dog had a good view of the road/track. It is a reasonably quiet one and passing traffic is occasional rather than constant. It needed a bit of management rather than causing any real problem for us.
We would happily come back.

We’ve just returned from a wonderful one‑week stay at The Malthouse Barn in Walcott, booked through East Ruston Cottages, and it was everything we hoped for and more. Travelling with four dogs can sometimes be a challenge, but this cottage made it effortless. The space was spotless, beautifully presented, and genuinely dog‑friendly — not just “dogs allowed,” but thoughtfully equipped for people holidaying with pets.
Our hosts were absolutely fantastic — warm, welcoming, and clearly passionate about making guests (and their dogs) feel at home. The welcome pack was such a lovely touch, full of thoughtful goodies that made settling in easy after the journey.
The cottage is full of thoughtful touches for both humans and dogs, from cosy comforts inside to practical extras outside. There was even a dedicated dog shower set up in the garden, perfect for washing everyone down after sandy beach walks — a real bonus when travelling with multiple dogs.
The secure garden gave our dogs plenty of room to potter and play, and the peaceful location meant we could all properly unwind. We loved how close the cottage is to the beach and local walks, making it easy to get out each day without long drives.
We left feeling relaxed, recharged, and already planning our next visit. Highly recommended for anyone looking for a comfortable, well‑kept cottage that truly embraces dog‑friendly holidays.

Just back from 5 night stay with ERC Sandmartins bungalow in Happisburgh 4 adults and 3 dogs. A really well equipped, clean and pleasant bungalow, even with an outdoor shower for the dogs sandy paws. The dogs were well catered for. Lots of local information supplied. Wonderful beaches and nice and quiet area. Welcome flowers and a superb home made cheescake - nice touch. Would highly recommend, great communication too. Will definately be back
