Wellington Quay

Dogs: 3

Sleeps: 12

Wellington Quay is a truly unique, dog friendly, waterside property with private jetty, in Sovereign Harbour, near Eastbourne. Six bedrooms (sleeps up to 12).

Wellington Quay is a spacious six bedroom property which has glorious water views from the lounge, dining room, conservatory and three of its bedrooms - as well as from the south-facing decked garden. The six bedrooms sleep up to 12 (although at the moment a maximum of six is permitted due to the government 'rule of six'), and there are plenty of living areas to gather in (or hide!).

A huge kitchen provides a social focal point, with a large dining table to seat the full 12 for relaxed meals or catch ups. A more formal dining room is adjacent, with a table to seat eight - perfect if you want to have an 'adults only' breakaway space. At the end of the kitchen, a conservatory beckons with sofas and big windows offering fabulous water views - a great spot to read a book and watch the boats go by. Step through doors on to the decking if the fresh air is more your style, and a large outdoor dining set is the perfect spot for al fresco meals when the sun is shining.

A relaxed lounge offers plenty of sofas and chairs to curl up in front of, and a living flame gas fire provides ambience in the winter months, although you'll be toasty thanks to the gas central heating throughout. Sonos WiFi speakers are dotted around so you can select a chilled-out soundtrack and kick back.

There is also a small study room with a second TV if you can't agree on the viewing, or need to catch up on a bit of work, plus a handy utility room houses a washing machine, separate dryer and a second fridge-freezer.

All the bedrooms are large (no one will feel short-changed) and provide good levels of storage, often built-in. Five of these are situated on the first floor, with three overlooking the water.

The principle bedroom, with marina views, has a super kingsize bed (or can be set up with two single beds if you prefer) plus an ensuite bathroom with a bath and a separate shower. There is another ensuite bedroom which also has the flexible set up of super kingsize bed or two singles, and this has a walk in shower.

Bedroom three has a kingsize bed, and there are also two twin bedrooms on the first floor, plus a separate family bathroom, with a bath and a separate shower.

On the ground floor (handy for elderly parents or those who prefer to minimise stairs), a sixth bedroom has two single beds, with a separate toilet opposite.

All linen and towels are provided, with additional linen supplied for stays of more than a week. WiFi is provided and there is ample parking for up to four cars on the driveway and in the double garage (where you can also store bicycles or scooters).

Adult, neutered and well-behaved dogs are also allowed on the ground floor (supplement will apply). Dogs can be left alone for short periods of time, in the kitchen and conservatory.
The decking area at the back of the house can be completely secured, to keep your dogs in. The back garden is also secure. The nearest beach is about 10 - 15 minutes walk away. There is great dog walking in the area - at Pevensey (just a couple of miles up the road), there is a huge recreation ground and field which is perfect for walks. The beach is great at low tide - a wide expanse of hard sand, gently sloping into the water - the dogs absolutely adore it and can run for miles.
You can also walk your dogs around the marina, admiring the boats, and stopping for coffee or a meal in one of the dog friendly restaurants at the Waterfront.

A little further afield, you can walk the whole way into Eastbourne, mainly along a walkway bordering the sea/beach, or even tackle part of the South Downs way with your dog.

Talk to the Exclusively Eastbourne team if you've any questions that can help you reach a decision.
