Holly Cottage

Holly Cottage is two bedroom, mid-terrace property set in a Countryside hamlet. Just over a mile from the village of Littlehempston with a community run pub and 3.5 miles from the lively, diverse town of Totnes. The property benefits from a spacious open-plan kitchen/dining and Esse range which provides the heating and hot water. Separate living room with 'L' shaped sofa, wall mounted TV and a selection games for the all family to enjoy. There is a double bedroom with king size bed and children's bunk bedroom with a great selection of games, toys and books for kids to enjoy. Holly cottage provides an excellent outside space to the rear with a paved patio area, steps leading up to large lawned area and gravelled area to the front with access to the shared car park. There is also a communal rough tennis court (not maintained) for guests to enjoy, shared with neighbouring properties and at their own risk. 

Size: Sleeps 4 people in 2 bedrooms

Beds: 1 Double (5ft) & 1 Bunk (3ft)

Rooms: Ground floor - open plan kitchen/dining room, cupboard, living room. First floor - double bedroom, bunk bedroom, family bathroom with bath/shower.

Kitchen and Utilities: electric oven, ceramic four ring hob, microwave, washer-drier, dishwasher, under the counter fridge (no icebox), kettle, four slot toaster, fridge-freezer (living room). 

Entertainment: 42" TV with freeview, dvd player in the living room. 

Outside: gravelled area with bench in front of the property, at the rear of the property is a enclosed, paved patio with wooden picnic bench, children's picnic bench, Weber barbeque, stoned walls surround patio with plants and herbs, wooden gate leads up 9 stone steps to a good sized grassed area, slightly sloped, with owners private shed. Plus additional seating. Neighbours gardens either side. 

Parking: There is a shared car park in front of Holly Cottage. Parking isn't allocated, you may park in any of the spaces. Parking for one car only.

General: WiFi provided. Heating and Electricity included in rent. Portable plug in radiators are provided in the living room, double bedroom and bunk bedroom as no heating in the bedrooms and bathroom. The central heating is run from the hot water tank. This can be heated via the wood stove or the hot water cylinder. Bed linen and towels provided. Baby Equipment is not provided. No Smoking. Two pets welcome. Mobile No mobile signal. The Totnes train line is nearby and can be heard from outside. Shared communal tennis court, used at own risk. Bunk bedroom is only suitable for children. 

Security Deposit: This property has a refundable Accidental Damage Deposit of £200, which is payable to Blueriver Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.
