Located on the edge of a rural Norfolk village - in between Norwich and the North Norfolk coast - the Old Workhouse Paddocks offer extensive outdoor space for you, your dogs and even your horses in the stunning onsite stables.

We have no neighbours nearby so you don’t have to worry about making a noise, or being disturbed.

A village shop, large garden centre with cafe and award winning restaurants are all within a few minutes.

The outdoor space offers 3.5 acres of paddocks, wildflower meadow, and outdoor patio with BBQ and seating area (with overhead heating for those cooler months) to take in the fresh Norfolk air and even do some undisturbed star gazing.

THE OLD WORKHOUSE PADDOCKS - PROPERTY DETAILS The Old Workhouse Paddocks is a stunning converted tractor barn, perfect for a family or friends of 4, with 2 large bedrooms, open plan living space and modern fixtures and fittings throughout. The perfect place to stay for those people who want to take their dogs on holidays with 3.5 acres of stock fenced paddocks and wildflower meadows for you to enjoy during your stay. Extensive parking for multiple cars, in your own vast driveway directly outside the property, and the beautiful heavy wooden door, leads you into the open plan living/dining area with rustic fixtures, fittings and modern appliances to ensure your creature comforts are catered for. The front door leads to the open plan living area: Kitchen area: Open plan with beamed ceilings & pamment tile floors with under floor heating. The kitchen is fully fitted and well equipped with modern appliances, and includes a built-in electric oven, induction hob, microwave, fridge freezer, coffee machine, dishwasher and washer/dryer. Dining area: Extendable solid wood dining table and 6 chairs. Large floor to ceiling glass windows with views over the paddocks, wildflower meadow and beyond. Internet ready Smart TV for those who fancy a Netflix nights. Reading area: Traditional armchair and lamp with patio doors leading to small outdoor paved seating area with bistro set. Views over the paddocks, stables/kennels and over to the larger outdoor seating/BBQ area with water feature, outdoor heating and more. Super kingsize bedroom: Super king size bed with wardrobe, bedside tables & crisp white bedding. Pamment tile flooring, large mirror & blackout blinds. Bedroom can be set up as twin beds if required Family bathroom: The traditional tiled family bathroom with large wet room style walk-in shower, toilet, basin and a heated towel rail. Upstairs Sitting room area: Super comfy sofas and seating with another Smart TV. The double patio doors lead out on to the upstairs balcony area with views across the paddocks, wildflower meadow, stables and beyond. Take in the beautiful sunrises and sunsets all round. Lighting on the balcony for those cosy evenings with a simple switch inside the patio doors. A fantastic dedicated working area/desk with super fast broadband and wifi. Double bedroom: Large double bed with crisp white bedding and antique feature lamps on bedside tables. Hanging area for clothes, comfortable seating, large mirror and views over the wildflower meadow. Plenty of plug sockets with USB ports and hairdryer available. Heating: Under floor heating downstairs and oil central heating elsewhere throughout the home. There is a thermostat in the kitchen/dining area if necessary to adjust the temperature. Outside: The outdoor undercover seating area has a large table, a gas BBQ (available on request) and infra red heating. Closer to the property, is a small patio area and bistro set, accessed from patio doors leading from the reading area. Lots of outside lighting. Security lighting is activated by movement sensors. Stable lighting is operated manually. Ambient lighting in trees to driveway on an automatic timer switch. A total of 3.5 acres of private enclosed paddocks and beautiful wildflower meadow are all yours for the entire holiday. 2 x 1 acre paddocks - both with access to the field shelter and electric fencing (if required) all round . The property benefits from ample parking for multiple cars, horse boxes and trailers. CCTV covers car parking area, stabling and driveway for safety and security - this does not affect your privacy within the property or grounds. External dog kennels There is external secure kennelling in one of the converted stables. The kennels have a two large secure kennels, a sink, washing machine, kettle, fridge, utensils & food preparation area for all your dogs needs. Blankets and towels are also available if you forget to bring your own. Storage bin for dry food, elevated dog beds and additional dog crate (which can be used indoors if you require). Infra red heating lamps are above each bed/kennel area Horse facilities Three 12ft x 12ft stables with rubber matting and shavings. Wash stand with long hosepipe. Paddocks - split into two x 1 acre paddocks, with stock fencing and electric fence all round (operated by external on/off switch on tack room) with access to field shelter from both paddocks. Large water butts in each paddock. Partition gate can be secured open should you wish Field shelter - can be used as overflow stables and is split into two individual units allowing two horses to be separated if required. Tack room - with adequate saddle racks and bridle hooks for four horses. Storage bins for feed. Two large rug racks. 40 litre hydraroll for ease of topping up buckets and water butts. Manège - 30ft x 15ft sand and rubber chip horse training arena - this area is gated fenced and flood lit. Cafe: (multiple) 1-3 miles Larger Supermarket: 6 miles. Please note: We ask that you do not smoke inside our property. Dogs are welcome to sleep in the downstairs bedroom. We ask for no dogs upstairs. Mobile reception is generally good all round. Free reliable Wifi throughout. Games, books and information on places to visit available Fire extinguisher, fire blanket and mains linked heat/smoke/carbon monoxide detectors are installed throughout the property for your safety The paddocks are fenced with stock fencing all round (and electric fencing for horses if needed) and gates. The fencing is strong, secure and checked regularly however for very small dogs with zero recall and 'chief escape artists/jumpers' it is possible to get out of the paddocks. Please let us know if you would like further details. Property management - At various times in throughout the year our groundsmen, maintenance team and property managers will be on site. We'll let you know when they're on their way so we don't disturb your holiday time. We have full public liability insurance, but please note, this does NOT cover your horses or pets within our property. You will need to have your own valid insurance for any animals you bring with you on holiday
