The cottage offers spacious modern accommodation with a lovely roomy feel as the dining area and kitchen are open plan, and the lounge has plenty of space. Three bedrooms: Ground floor master ensuite kingsize. Kingsize double and a twin upstairs. All bedrooms have Smart TVs. The open plan fully fitted kitchen includes a range cooker with gas hob and electric double oven and separate grill, air fryer, dishwasher, fridge/freezer, microwave and 4 slice toaster, Tassimo coffee machine with pods provided. The breakfast bar provides high stool seating for 3 with a Freeview TV and the adjacent dining area has a large 6 seater table with ample space for dinner parties. A highchair is available. Separate Utility Area with washing machine and sink through arch directly from the kitchen. Tumble dryer in the garage. The door here opens to the rear garden patio area. All crockery and cutlery are provided, assortment of kitchen utensils, ovenware, steamer, blender and lots of wine glasses for a relaxing drink. Large and airy living room with a large TV with Virgin TIVO box, Free Virgin WIFI, Bluetooth speaker. Seating for 7 people provided by two sofas, a comfortable chair and an accent chair. Two children's wicker chairs are also in the lounge. The cottage also has it's own Netflix login for evening and rainy day films and box sets. There is an assortment of games and toys for all ages together with a selection of novels and childrens books. Double doors from the lounge open out onto the patio terrace and the lawned garden with pretty pergola; perfect for relaxing on a hot summer day with plenty of garden furniture available. The cottage has three bedrooms, of which the master bedroom is located on the Ground Floor with King Size bed and ensuite bathroom with bath with handheld shower attachment and separate power shower - ideal for grandparents. There are two first floor bedrooms; one with a King Size bed and the other with Twin Single beds. All bedrooms have Smart TVs. Plenty of wardrobe storage and dressing tables in both rooms. The upstairs bathroom has a bath with handheld shower attachment and separate large power shower. For our families, our child and baby friendly equipment will make your stay so much easier. We have included buckets & spades, crabbing & fishing nets, paddling pool, children’s cutlery, plates & bowls, cot, highchair, stairgates, bed guard, bottle warmer, steriliser, age related games and toys, colouring pencils & books. The cottage has a garage for storing bikes and roof boxes, and driveway parking for up to two cars depending on size. Additional on the road parking immediately outside the property. All the bedrooms have ample storage space with additional upstairs hall storage for cases and travel bags. Garden has 2 seating areas of 6 and 4 chairs, and 2 sun-loungers. Gas BBQ available. Dog bowls, towel and dog bags available in the property. We do not charge for dogs. Please also note that we request dogs are kept downstairs and not on the furniture - this is to ensure the quality of our furniture is upheld for all guests. Please bring throws for the sofas if you need to or your own bed linen if you wish them to sleep on the bed. Other luxuries include a local produce welcome pack, a Tassimo Coffee Machine with pods, and a dog welcome pack. Car parking passes for 2 cars in the Forest are included. A local discount card is also in the cottage. Local Area information: The New Forest National Park is just a few miles away with ponies, cows, donkeys, deer and pigs wandering free. Within the park are picturesque, charming towns and villages such as Lymington, Lyndhurst, Brockenhurst and Beaulieu - all worth a wander around. The Beaches are just stunning - just over a mile to the nearest at Barton on Sea with magnificent views overlooking the Needles on the Isle of Wight. Attractions include Beaulieu Motor Museum, Hurst Castle, Exbury Gardens and Steam Railway, and Longdown Activity Farm. Places to Eat: From the beach cafes on the seafront to excellent local restaurants, there is a huge selection of eateries in the New Forest. * The Beachcomber Café on the clifftop has excellent breakfasts. * The Plough at Tiptoe offer relaxed lunches in the garden. * Pebble Beach restaurant with an outside cliff garden is great for a special meal. The Cliff House on the Barton clifftop with garden is a fabulous place for a drink, afternoon tea or meal.
